Overview
Know what you're dealing with before anyone picks up a tool
Evergreen Group (Asbestos) Ltd carries out management, refurbishment, targeted refurbishment and demolition (R&D) surveys for homeowners, landlords and businesses across Anglesey, North Wales, the North West and the Midlands. Every survey is carried out by Evergreen Group, a P402-qualified surveyor with 10 years in the asbestos industry, starting as a removal operative before working up to asbestos consultant.
A survey tells you, in plain language, where asbestos-containing materials are, what condition they're in, and what that means for your renovation, sale, letting or demolition. Sampling is carried out on site by the surveyor; laboratory analysis of samples is then arranged through an independent contractor, so results are verified by a specialist lab rather than marked by the same person who sold you the survey.
Surveys are priced per property, based on age, size and location, rather than a flat rate: a two-bed terrace in Bangor and a Victorian farmhouse in Denbighshire carry different risks and take different amounts of time to check properly. a small fee may apply where a property is a long way from Anglesey, to cover travel time and costs.
Whether you need a routine management survey to keep a rental property compliant, or a full refurbishment and demolition survey ahead of major building work, the report you receive is written to be usable by your builder, architect or conveyancer, not just filed away.
Who it's for
- Homeowners planning a renovation, extension or loft conversion
- Landlords needing to manage risk in an occupied rental property
- Businesses managing commercial premises built or refurbished before 2000
- Buyers and sellers wanting clarity before exchange of contracts
- Builders and contractors who need a survey before starting work
- Anyone planning partial or full demolition of a structure
When you need it
- Before any renovation, refurbishment or extension in a pre-2000 building
- Before drilling, chasing walls, lifting floors or removing ceilings
- As part of ongoing management of a let or commercial property
- Before applying for planning permission or listed building consent on older stock
- Ahead of a demolition or partial demolition project
- When buying a period property and wanting to understand what's there
The risk
What happens if you skip the survey
Asbestos was used widely in UK construction until the late 1990s and wasn't fully banned until 1999, so most of the housing stock across Anglesey, Gwynedd, Conwy and the surrounding counties could contain it somewhere. Skipping a survey doesn't remove that risk; it just hides it until someone disturbs it.
Fibre release during building work
Drilling, sawing or demolishing a material that contains asbestos releases fibres into the air that can be inhaled by everyone on site, often without anyone realising at the time.
Work stopping halfway through
Contractors who suspect asbestos partway through a job will often down tools until it's tested, leaving you with a half-finished project, idle trades, and a bill for lost time.
Breach of legal duty
Landlords and anyone managing non-domestic premises have a legal duty to manage asbestos risk; an undocumented property can leave you unable to show you've met that duty if something goes wrong.
Common mistakes we see
- Assuming a modern-looking property can't contain asbestos because older materials were often reused or boxed in during later refurbishments
- Relying on a general building survey instead of a dedicated asbestos survey
- Only checking the areas being directly worked on, missing materials disturbed indirectly by vibration or access
- Using a report that's years old and doesn't reflect recent refurbishment work
- Treating a management survey as sufficient before invasive refurbishment work, when a refurbishment or R&D survey is needed instead
- Leaving the survey until contractors are already on site and the schedule is tight
Our process
How the job runs, step by step
- 01
Enquiry and scoping
You get in touch for a quote; we discuss the property's age, size, location and the type of work planned so the right survey type can be scoped.
- 02
Site visit
Evergreen Group or a P402-qualified surveyor visits the property to inspect accessible areas and take samples of suspected materials where needed.
- 03
Independent lab analysis
Samples are sent to an independent, specialist laboratory contractor for analysis, keeping the testing separate from the survey itself.
- 04
Written report
You receive a clear written report identifying locations, material types, condition and recommended management or removal actions.
- 05
Handover and next steps
The report is talked through with you so you understand what it means for your renovation, sale or ongoing management duties, with removal or consultancy support available if needed.
What you get
Why it's worth doing properly
A report your builder can actually use
Clear locations, material types and condition, not jargon, so trades know exactly what to avoid or what's been cleared.
Independent lab verification
Samples are analysed by an independent contractor, separating the surveying from the testing.
No stalled projects
Knowing what's in the building before work starts means your renovation or demolition timetable isn't derailed midway through.
Priced to the property, not guesswork
Quoted per property based on age, size and location.
Ten years in the industry
From removal operative to asbestos consultant, Evergreen Group has seen how surveys go wrong elsewhere and builds reports that avoid those gaps.
Right survey for the job
Management, refurbishment, targeted R&D or demolition survey, scoped to what you're actually about to do to the building.
In detail
The four survey types, explained
Not every job needs the same depth of survey. Getting the type right matters as much as getting the survey done at all; too light a survey before demolition work is a real risk, while a full demolition survey on a property you're only re-carpeting is overkill.
Management surveys
A management survey is the baseline check for any property built or refurbished before 2000 that's in normal, ongoing use. It identifies the location, extent and condition of asbestos-containing materials likely to be disturbed during everyday occupation or maintenance, using minimally intrusive inspection and sampling.
This is the right survey for landlords managing a let property, businesses managing commercial premises, or homeowners who simply want a record of what's in the building for future reference, without any immediate plans for invasive work.
Refurbishment surveys
Once you're planning to disturb the fabric of a building, removing a kitchen, taking down a stud wall, lifting flooring, a management survey isn't enough. A refurbishment survey is more intrusive, accessing voids, under floors and behind fixed surfaces in the specific areas the work will affect, so the people doing that work know exactly what they're dealing with.
Targeted refurbishment and demolition (R&D) surveys
A targeted R&D survey focuses on one part of a building, for example, a single extension, garage or outbuilding being demolished or heavily refurbished, rather than the whole property. It's fully intrusive within that area, including destructive inspection where needed to confirm what's present before work begins.
Demolition surveys
Where an entire structure is coming down, a full demolition survey covers the whole building, inside and out, using fully intrusive and destructive inspection to make sure nothing is missed before machinery goes anywhere near it. This is treated as part of the R&D survey process rather than a separate product.
Residential vs commercial surveys
Homeowners are the main market for surveys, typically ahead of a renovation, extension or sale, and the process is kept straightforward with plain-language reporting. Landlords and commercial clients often need surveys as part of an ongoing duty to manage asbestos risk across a property, with records kept up to date as the building changes.
Local North Wales property context
Anglesey, Gwynedd, Conwy, Denbighshire and Flintshire all have a large stock of period and mid-20th-century housing, farm buildings and former industrial sites, many refurbished multiple times over the decades. That history means asbestos can turn up in unexpected places: a 1990s extension bolted onto a much older farmhouse, or boxing-in added during a 1980s renovation.
Surveys are carried out across Anglesey, Gwynedd, Conwy, Denbighshire, Flintshire, Ceredigion, Liverpool, Shropshire and Cheshire, as well as more widely across Wales, the north of England and the Midlands.
What's in the written report
Every report sets out each sampled or inspected location, the material type and whether asbestos was confirmed, the condition and risk level, and recommended next steps: whether that's leave and manage, encapsulate, or remove.
- Location-by-location findings with photographs where relevant
- Material type and condition
- Risk assessment and recommended action
- Laboratory analysis results from the independent contractor

How much does an asbestos survey cost?
+
Surveys are priced per property, based on the age, size and location of the building; there's no flat fee. a small fee may apply for properties a long way from Anglesey to cover travel time and costs. Get in touch for a quote.
How long does a survey take to complete?
+
The site visit itself depends on the size and complexity of the property, and the written report follows once laboratory analysis of any samples has come back from the independent contractor.
Do you do the laboratory testing yourselves?
+
No, sampling is carried out on site by our P402-qualified surveyor, but laboratory analysis and air testing are arranged through an independent contractor, keeping the testing separate from the survey.
Which survey type do I need?
+
A management survey suits a property in normal use; a refurbishment survey suits planned work to specific areas; a targeted R&D survey suits a single structure being heavily altered or demolished; a full demolition survey covers an entire building coming down. We'll help you scope the right one during your enquiry.
Is a management survey enough before I start a renovation?
+
Usually not if the work is invasive, a refurbishment or targeted R&D survey is needed where walls, floors or ceilings are being opened up, since a management survey only covers materials likely to be disturbed in normal use.
Do you cover commercial and landlord properties, or just homes?
+
Homeowners are our main market, but we also carry out surveys for landlords and businesses managing their ongoing duty to manage asbestos risk.
What happens if asbestos is found?
+
The report sets out the material, its condition and the recommended action, which may be to leave it in place and manage it, encapsulate it, or remove it. Removal of non-licensed and notifiable non-licensed materials can be arranged directly, and licensed work can be arranged through trusted specialist contractors.
Do you offer emergency surveys?
+
Out-of-hours sampling is available for emergency asbestos disturbances outside normal hours (Monday to Friday 6am–6pm, Saturday and Sunday 9am–4pm); get in touch and we'll assess what's needed.
Which areas do you cover for surveys?
+
Anglesey, Gwynedd, Conwy, Denbighshire, Flintshire, Ceredigion, Liverpool, Shropshire and Cheshire, plus wider coverage across Wales, the north of England and the Midlands.
Can the survey be used to support removal work afterwards?
+
Yes, the report feeds directly into planning any removal, whether that's non-licensed work carried out by Evergreen Group and its trusted subcontractors, or licensed work arranged through specialist contractors.
